Overview
This API returns a price indication - based on comparable sales in the area, the local rent index and the property's own characteristics.
An indication, not an appraisal
The result is explicitly not a formal valuation report prepared under a certified appraisal standard. Every response therefore carries three pieces of information meant to be read together:

A confidence: "low" based on 6 comparable sales means: quote the range in the client conversation, not the point estimate.
Two ways to start
For an already-created property, property_id is enough. During an initial consultation, when no record exists yet, pass characteristics instead - type, postal code, area and, if known, condition and finish level. Setting both at once is not allowed.
When the data isn't enough
In thinly populated areas, you'll get a 422 with code: "insufficient_data". That's an honest answer, not a malfunction. In that case, widen the time window via period_months up to 36 months, or fall back to the rent index.
Privacy for comparable sales
Comparable sales are only ever delivered anonymized: addresses are rounded to the street level, the closing date to the month. That makes it impossible to trace back to an individual sale.
